Frequently Asked Questions About
Tiny Homes and Our Build Process

These FAQs provide general planning guidance. Final product scope, engineering, certification, approval, delivery, schedule, and warranty terms depend on the specific project and are documented in the applicable proposal, plans, agreements, and program requirements.

1. What Do You Build?

We manufacture tiny-house foundations, hybrid foundations, galvanized steel frame kits, DIY structural packages, weather-tight shells, tiny homes, ADUs, park model RVs, modular projects, and specialty commercial structures.

2. Where Are You Located?

Our manufacturing facility is in Olathe, Colorado. We support customers and builders across the United States.

3. Do You Deliver Nationwide?

Yes. Delivery depends on project size, route, permits, escorts, site access, and final destination. Pickup is also available.

4. Do You Publish Pricing Online?

Most projects are customized by size, foundation, frame, finish level, delivery, and intended use. We prepare project-specific proposals instead of relying on generic online pricing that may not reflect the actual scope.

5. What Build Paths Do You Offer?

Customers can choose foundation-only packages, foundation plus subfloor, steel frame kits, DIY kits, weather-tight shells, semi-complete homes, turnkey homes, ADUs, modular projects, and custom commercial builds.

6. Can I Build The Home Myself?

Yes. Our DIY kits and frame packages are designed for capable builders who want a professionally engineered structural start. Project complexity, local rules, tools, and experience still matter.

7. What Is A Weather-Tight Shell?

A shell typically includes the structural foundation and framing plus selected exterior-envelope components such as sheathing, weather barrier, windows, exterior doors, roofing, and siding. Exact scope is listed in the proposal.

8. What Is A Hybrid Foundation?

A hybrid foundation can transport the structure on wheels and then function as a site-supported or skid-style foundation after placement, depending on engineering and local requirements.

9. Do You Build ADUs And Modular Homes?

Yes. We support backyard ADUs, modular homes, single-family modular projects, park models, workforce housing, and commercial applications. The appropriate code and approval path depends on the project and location.

10. Are Your Homes Certified?

Certification and inspection requirements vary by product type and jurisdiction. We support applicable NOAH, NTA, IRC, ANSI, modular, RV, and state-manufacturing pathways as appropriate to the specific project.

11. Do You Offer A Warranty?

Qualifying Trailer Made foundations and steel frame systems include lifetime warranty coverage. Additional products may have separate manufacturer warranties. Terms are provided in writing.

12. How Long Does A Project Take?

Lead time depends on the product, design approvals, engineering, material selections, current production schedule, and project scope. Foundation-only projects are generally faster than shells or complete homes.

13. Can I Tour The Factory?

Factory visits are available by appointment. You can also watch our factory tour and review what to expect at https://thetinyhouseexperts.com/learning-center/factory-tour/.

14. Do I Need Finished Plans Before Contacting You?

No. A sketch, rough dimensions, property location, intended use, and clear description of your goals are enough to begin the conversation.

15. How Do I Start?

Use the Request a Quote or Request a Consultation form for the product path that best matches your project, or call our office at (303) 990-9497.
